A Residential Abortive Transaction Insurance (RATI) policy can mitigate this risk. The policy reimburses all legal fees and disbursements, valuation reports, lenders fees, mortgage arrangements and survey fees if the purchase or sale of a residential property fails to complete for reasons beyond the control of the law firm's client.
The policy covers residential conveyancing fees (excluding auctions) up to £1,500 if the property being bought or sold falls through, or up to £3,000 if the client is both buying and selling.

Slavery and human trafficking remains a hidden blight on our global society. We all have a responsibility to be alert to the risks, however small, in our business and in the wider supply chain. Staff are expected to report concerns, and management are expected to act upon them.
Modern slavery is a criminal offence under the Modern Slavery Act 2015. Modern slavery can occur in various forms, including servitude, forced or compulsory labour and human trafficking, all of which have in common the deprivation of a person’s liberty by another in order to exploit them for personal or commercial gain. This document sets out the policy of tmgroup with the aim of the prevention of opportunities for modern slavery to occur within its businesses or supply chain. This policy’s use of the term ‘modern slavery’ has the meaning given in the Act. As tmgroup has an annual turnover in excess of £36m, we are required by the Modern Slavery Act 2015 to provide a statement of intent to all of our employees and suppliers.
